Xa’an brings property information from public brokerage websites, participating agents, owners, and other identified listing sources into one catalog. The original source remains part of the listing record.

We refresh source data on a recurring schedule and retain verification information when a source provides it. A price or availability can still change between checks, so confirm the details before making plans or sending money.

The listing agent represents the seller and markets that property. A buyer’s agent represents the buyer across the search, questions, offer, and negotiation. They are different jobs, even when both agents are paid through the same transaction.

Compensation varies by agent and transaction. In many sales, buyer-agent compensation is shared from the seller side, but you should confirm the arrangement in writing before you agree to representation.

Agent profiles can include brokerage, market coverage, specialties, listings, and review history. Xa’an participation is not a substitute for checking credentials, references, and the terms of representation directly with the agent.

Use the contact action on the property page. The screen should tell you who will receive the inquiry before you send it, so you know whether you are contacting the listing side or asking for your own representative.

Mexican listings may be advertised in MXN or USD. Xa’an keeps the source currency when it is available and labels it explicitly. Confirm the currency and exchange-rate terms before making an offer.

Use the Claim / Remove Property page and identify the listing, your relationship to it, and how we can verify the request. Removal requests and verified ownership claims are reviewed by the Xa’an team.
